Is it worth to buy a freehold condo in Singapore?

When you are first starting out, the idea of learning about properties can seem scary. But knowing what freehold and leasehold mean will help make your decision much easier in terms of which type to choose for long term investments. In this article, we’ll discuss if it’s actually worth to buy a freehold condo in Singapore!

Is a freehold condo in Singapore more valuable than other types?

The freehold condos are a great investment because you’ll never have to worry about your property lease expiring. This means that if freeholders own their homes, they can hold onto them for as long as they want to.

However, the government can still seize back your land for development purposes according to The Land Acquisition Act (LAA). Of course, homeowners will be given market-level compensation. However, this is usually less ideal than being able to sell on one’s own terms.

Collective en-bloc sales are another way for developers to buy off your estate’s land by offering homeowners an attractive resale price. This can only happen if 80% of residents agree, but the amount offered may be too much to resist!

To answer the question, the durability of freehold condos makes them a better investment than comparable leasehold properties. If you can afford it, then this will be an excellent deal for your bank account because the profit downplays itself in many years’ time!

Benefits of purchasing a freehold condo

When you own a freehold condo, there’s no better feeling than paying off your final month of mortgage or housing loan. You know that the home is yours forever and it can be hard work but with all those rewards on offer. So, who wouldn’t want one?

For those who are interested in passing down their homes, freehold condos make it easier to do so. It is easier to pass on to future generations!

Your home is a key investment that will last for years to come. You can provide your children or grandchildren with the roof over their heads they need. This also eases them into homeownership by giving up ownership when you pass on! Freehold properties are definitely something worth considering if you want an established place in good condition. Perfect as either part of some retirement funds too.

Freehold condos are the best investment for your money

Freehold condominiums offer a great way to buy and own your forever home. They can be more expensive than leasehold properties, but they also have the potential of increasing in value long after you purchase them! You may even decide to downsize when you’re well into retirement so that your liquid funds are more accessible.

Freehold condos have fewer CPF restrictions

Don’t give up hope of owning your own home if you’re struggling financially! Central Provident Fund (CPF) savings can be used for purchasing freehold condos. Depending on how much money is in the account, it might allow one to foot a significant portion or even reduce monthly mortgage payments down drastically.

With all the benefits of owning your own home, leasehold owners might end up paying more than those with freeholds. This is because they cannot use their CPF savings to buy homes under 20 years of remaining lease that must also cover the youngest buyer until they are 95 years of age. The government has a safety net for the elderly that prevents them from losing their homes when they are in retirement. But guess what, you won’t have to worry about this because of freehold properties!

Are HDB flats known to be freehold or leasehold?

Housing Development Board (HDB) flats are 99-year leasehold properties that function in a similar manner to condos as far as property ownership is concerned. Since these public housing units were designed to be affordable for the majority population of Singapore, buyers will enjoy wider grants and subsidies.

So, is it worth to buy a freehold condo in Singapore? When deciding whether to buy a leasehold or freehold condominium, the personal choice rests with you. Some people are willing and able to take on higher risks in order for an opportunity at owning their home indefinite while others would rather spend less money upfront. Difference between EC and Condo

The condo market is becoming more and more competitive with both executive condominiums (EC) and private condos being luxurious living close to the city. There seems little difference between them, so buyers have no choice but to take what they can get! What’s the difference between EC and a condo? Read this article to find out more!

There are a few aspects that make condos different from executive condominiums in Singapore. The most notable difference is the competitive price and promise of convenient living. The decision to buy a private condo or executive condominium in Singapore is not easy for potential home buyers. A person’s financial stability, preferences, and lifestyle are all considered when making this choice.

Housing options can be overwhelming, but that’s why we’re here! Continue reading to discover their differences.

What is an Executive Condominiums (EC) and Condos?

Executive Condominiums (EC) – It was first introduced by the Government in 1999. They are a hybrid type of housing that is categorized as a mix of public and private housing. They are built and managed by private developers but come at a cheaper price, as the land cost is subsidized by the government.

Condo –  A condo is a form of private housing whereby individual portions of this land are owned by different owners. Likening EC units to cars, Khaw said that the scheme has given Singaporeans a chance to buy a luxury “Lexus” at (Toyota) “Corolla” prices.

MOP (Minimum Occupancy Period)

EC  – MOP for EC is 5 years. After 5 years, semi privatizes can only sell to SC / SPR. After 10 Years From TOP,  fully privatize no Restrictions to selling (Can sell to All SC / SPR / Foreigners.

Condo – MOP doesn’t apply to private Condos. There is a limitation on selling a regular condo, in the form of the Seller’s Stamp Duty (SSD). This stamp duty imposes a tax of 12% if you sell in the first year, 8% in the second year, and 4% in the third year. However, you’re free to sell without penalty from the fourth year onward. This is still two years shorter than the MOP.

Lease

EC – Lease for an EC is 99 years.

Condo – A condo lease can be 99 years or Freehold.

Grants

EC – Grants up to $30k.

Condo – No grants for a condo.

Resale Levy Payable

EC –  For EC, the Resale levy is payable depending on your flat type and whether your resale application is on or after 3 March 2006. It also depends on your share of your first di flat.

Condo – For Condos, there is no resale levy payable.

ABSD

EC – When you buy a new EC, you don’t have to pay ABSD upfront. You do need to dispose of your home within six months after collecting the keys to your EC (or once your EC receives its Temporary Occupation Permit), but at least you don’t have to fork out the huge ABSD fee at the start (you may need to pay the HDB resale levy though).

Payment Scheme

EC – For ECs, you can choose between a Normal Progressive Payment Scheme or a Deferred Payment scheme. For the purchase of EC with a bank loan, you need to pass both criteria – MSR calculations followed by TDSR calculations. Your Mortgage servicing ratio (MSR) refers to the portion of a borrower’s gross monthly income that goes towards repaying all property loans, including the loan being applied for.MSR is capped at 30% of a borrower’s gross monthly income.

Condo – For condos, it only has a Normal Progressive Payment Scheme. For the purchase of a private condo, TDSR applies. The total debt servicing ratio (TDSR) refers to the portion of a borrower’s gross monthly income that goes towards repaying the monthly debt obligations, including the loan being applied for. A borrower’s TDSR should be less than or equal to 55%.

Others

EC EC has other buying restrictions such as the family nucleus, citizenship, age, income ceiling, ownership of private properties, and other eligibility.

The decision to purchase an executive or private condo depends on your unique circumstances. One type may be better than the other if you have certain needs, but both will work well for many people in Singapore.

The EC is a great choice for those who want to call home or raise their family in the city. The majority of these developments are subsidized by the national government and situated near prime districts, which means they have many amenities at hand! Despite being limited by Minimum Occupancy Periods (MOPs), EC properties also make good investments because initially designed as housing instead long term investment objectives.

In contrast, private condos are the perfect investment for those who want to hold their property permanently.

Sceneca Residence Indicative Price – Should You Buy Here?

The Sceneca Residence is a 99-year leasehold new launch condominium located at Tanah Merah Kechil Link in District 16. It will be part of an exciting mixed-use development that includes commercial space, with about 21 528 sq ft on the ground floor, and a retail mall called “Sceneca Square.” This project is set to TOP in 2026 and will have approximately 268 residential units. In this article, we’ll discuss more on the Sceneca Residence Indicative Price, so read!

Sceneca Residence

Sceneca Residence is located just right next to the Tanah Merah MRT. Also, this is the only mixed development you can find in Tanah Merah so it’s perfect if you’re looking for one in this area. As we have mentioned above, the ‘shopping mall’ on the ground floor is called Sceneca Square so it is very convenient for residents.

Public Transport at Sceneca Residence

The Sceneca Residence offers a rare mix of accessibility and connectivity, with direct access to Tanah Merah MRT station which is only one stop away from the Expo interchange station. From there, you can head into the Downtown line. In the future, the Expo MRT station will also be connected to the Thomson-East Coast Line (TEL). This will increase the accessibility to the Central Business District (CBD) and the northern parts of Singapore.

Amenities near Sceneca Residence

The Sceneca Residence is in a privileged location, with many amenities nearby. It’s not difficult to find food and shopping options at the Singapore Expo, Changi City Point, and the world-class Jewel Changi Airport.

The Sceneca Residence is a great place to live if you’re looking for convenience. It is less than 10 minutes away from the Simpang Bedok food enclave, including the F&B outlets at Bedok Marketplace, Bedok Shopping Complex, and East Village. Additionally, there’s also a Giant supermarket at Bedok Marketplace as well as a Cold Storage at East Village. Residents can also enjoy a short drive to the famous Bedok 85 Market, Bedok Corner Food Centre, and Bedok Mall.

Sceneca Residence Indicative Price

Now, let’s take a look at the estimated Sceneca Residence indicative price! We are sure that you will find Sceneca a great deal. The break-even price of this Sceneca unit is $1582.76 psf, and the expected selling price will be around $1899 per square foot (psf), then it’s a very cheap deal or undervalued pricing in today’s market!

If you would like to find out more, do check out our latest video!

Now, if we were to compare Sceneca to Lentor Modern, there is definitely a difference. The transacted price for Lentor Modern is around $1,900 to $2,200psf. On average, the transacted psf in Lentor Modern is $2,100 psf. This is slightly higher than Sceneca Residence.

Let’s come nearer to the same site. The recent transactions for Sky Eden show a high average price of $2,100 psf. Again, Sceneca is more attractive as compared to Sky Eden.

Next, we shall look at Grandeur Park. It recently launched in Tanah Merah and it has already reached its TOP and most residents are already moving in! Let’s take a look at their profitable transactions. In September, the first unit (452sqft) was sold and the seller made a profit of around $171k! In August and July, (893 and 883sqft) were sold and the seller made a profit of around $300-$400k! That is pretty impressive considering that these are the smaller three-bedroom compacts.

You’ve come to the end of the article! So, if Sceneca is going to launch at $1,900 psf, do you think it will be a good deal? We hope that you are intrigued and interested in the Sceneca Residence indicative price. Do contact us here if you have any questions or inquiries and we’ll be more than happy to guide you through. What You Should Know About the New Singapore Property Cooling Measures 2022!

The Government has introduced a series of new Singapore property cooling measures to moderate demand in the wake of increasing market interest rates. This was announced just yesterday on the 29th of September.

To make housing more affordable and available for everyone, it includes tightening maximum loan quantum limits and introducing a 15-month wait-out period for private homeowners before purchasing resale flats. This is also to promote sustainable conditions in the property market! Also, the loan-to-value (LTV) limit for HDB loans will also be lowered from 85%  to 80%. Continue to read our article as we summarise the new Singapore property cooling measures for you!

Prudent Borrowing From Financial Institute

The MSR (Residential) has increased from 3.50% to 4%. For TDSR (Residential), it has increased from 3.50% to 4%. Lastly, the TDSR (Non Residential) has increased from 4.50% to 5%.

Prudent Borrowing from HDB Board

There’s good news for home buyers! For HLE MSR, it has increased from 2.60% to 3%! The HDB loan however still remains at 2.6%. (It will continue to be priced at 0.10% + OA rate = 2.6% (reviewed quarterly)

The LTV will however be lowered from 85% to 80%.

Moderate The Demand in HDB Resale Market

The updated Singapore property cooling measures, which came into effect last night requires Private Property Owner (PPO), or Ex-Private Property Owner to wait 15 months prior to granting an Option to Purchase a non-subsidized Resale Flat.

For BTO/EC subsidized housing, the wait time is still 30 months. Additionally, it’s important to note that seniors (above 55 years old) who wish to downgrade to a 4-room flat or smaller, will not be affected by the wait out period.

If you are facing any financial difficulties, you may appeal your case to HDB to access your situation on a case-by-case basis.

The government is currently implementing a waiting period for resale HDB from a PPO. This will be a temporary measure to moderate demand for resale flats and will be reviewed based on market changes!

We hope that this article has made you more aware of the updated Singapore property cooling measures. The latest update to the regulations is sure going to be a game changer for those looking into buying or selling their homes! If you have any questions, do contact us here.
