What we like about the two-bedroom layout is that it offers a dumbbell design that provides all the functionality of modern living, plus an additional study area for added convenience. For those who need more space though, the three-bedroom features a spacious master suite – ideal for families or anyone looking to enjoy ample room and comfort!

Location + Developer + Facilities – 5/5
Our recent visit to the show flat was nothing short of spectacular, earning a 5-star rating for its unbeatable location, reputable developer, and excellent facilities. The highly experienced mixed development developer has built many profitable projects all over Singapore – including this one situated conveniently close to an MRT station – making it a safe choice for potential buyers.
Layout + Fitting + Provision – 4/5
Our 4-star rating for layout, fitting and provision reflects the attractive layouts of both 2 bedrooms and 4 bedrooms. However, with 3 bedroom units, it’s regrettable that there is no direct access to the living room from its common toilet area.
Transformation + Potential Upside + Rentability – 5/5
This definitely deserves a 5-star rating from us! With significant potential upside and attractive rental yields, this property is an ideal investment opportunity. The surrounding area has vacant land plots which are anticipated to increase significantly in value over the near future due to Bayshore’s upcoming transformation – providing owners with powerful capital appreciation opportunities.
Additionally, our last video prompted a great question: why don’t the condos near Sceneca see much return on investment? Unfortunately, it came down to when they purchased – these buyers got in at an unfortunate time when prices had already reached their peak. Fortunately, though, those who persevere and hold onto their investments have seen some rewards come back today!
MRT + School + Amenities – 4/5
While this location offers great amenities and convenience being right next to an MRT station, one potential concern for buyers is the lack of popular primary schools within 1km. It’s important to consider resale value when purchasing the property which may be a worry in regard to the noise from nearby stations; however, properties like Caspian, Park Place (Paya Lebar), and Parc Esta (Eunos MRT) facing these stations have still seen profitable returns on investments!
